The secret to a stress-free summer homeownership experience is a little bit of proactive maintenance. To keep your home running smoothly through the dog days of summer, we’ve put together a quick, bite-sized checklist of five things you can knock out in a single afternoon.

1. Clear Your AC Condensation Lines
Your air conditioner is the undisputed MVP of July. Because it’s working overtime to keep you cool, it’s pulling a massive amount of moisture out of the air. That moisture drains through a small plastic condensate line. Over time, algae and gunk can build up inside that pipe, causing a backup that can flood your drywall or shut down your entire AC system.
- The Quick Fix: Locate your AC drain line (usually outside near the condenser unit). Give it a quick inspection. To keep it clear, pour a cup of regular white vinegar down the access T-pipe inside your home to kill any lingering algae. If it’s already clogged, a wet/dry vac hooked up to the outside pipe can suck the blockage right out.
2. Inspect Your Roof Shingles (After Summer Storms)
July is prime time for sudden summer thunderstorms, high winds, and heavy downpours. Before the next wave of weather rolls through, it’s a smart idea to make sure your roof hasn’t taken a beating.
- The Quick Fix: No need to risk climbing up on a ladder. Grab a pair of binoculars and head to your front and backyard. Look for any curled, cracked, or entirely missing shingles, as well as loose flashing around your chimney. Catching a small leak now is much cheaper than replacing a ceiling later.
3. Test Your Deck and Patio Seals
Between intense summer UV rays and increased foot traffic from outdoor gatherings, your wooden deck takes a lot of abuse in July. If the wood loses its protective seal, the summer sun will warp it, and late-summer rains will rot it.
- The Quick Fix: Try the “Water Droplet Test.” Pour a few drops of water onto your deck boards. If the water beads up into neat little puddles, your seal is still doing its job. If the wood instantly drinks up the water and darkens, it’s time to schedule a weekend to clean and reseal it before the fall.
4. Test Smoke and Carbon Monoxide Detectors
With the AC blasting and windows shut tight to keep the cool air in, indoor air circulation changes. This makes it the perfect time for a quick, routine safety check that we all tend to forget about.
- The Quick Fix: Walk through your house and press the “test” button on every smoke and carbon monoxide detector. If you hear a weak beep—or nothing at all—swap out the batteries immediately. It takes five minutes and genuinely saves lives.
5. Clear Out Your Dryer Vent
Summer means an absolute mountain of laundry. Between sweat-soaked clothes, pool towels, and bedding, your dryer is likely working double-time this month. When lint builds up in the dryer exhaust duct, the high summer heat creates a major fire hazard.
- The Quick Fix: Detach the flexible duct from the back of your dryer and use a vent cleaning brush (or a vacuum attachment) to pull out the trapped lint. Don’t forget to check the exterior vent cap outside your house to make sure the flap opens and closes freely. Bonus: your clothes will dry much faster, saving you cash on your next electric bill!
