What if the notes from a class, a collection of useful documents or a set of resources you want to learn could become something you can actually have a conversation with?

That is the idea behind NotebookLM.

NotebookLM is Google’s AI-powered research and learning assistant. Rather than beginning with the entire internet, a notebook is built around the sources you choose to provide.

For a real estate agent, that creates an interesting possibility:

Instead of simply asking AI what it knows, you can give it the information you want it to work from.

That can make NotebookLM useful as a personal study assistant, research tool and even an on-demand practice coach.

NotebookLM Is Different From a General AI Chat

When you open a general AI assistant, you can ask almost anything.

NotebookLM approaches the task differently.

You create a notebook around a particular project or subject and add sources to it. Google describes a notebook as a collection of sources for a specific project.

Those sources might include materials such as:

  • PDFs
  • documents
  • websites
  • notes
  • training resources
  • presentations
  • research
  • or other supported content

NotebookLM then helps you work with the information contained in those sources.

That means you can create different notebooks for different parts of your business.

Build a Notebook Around Something You Want to Learn

Suppose you recently completed training on listing presentations.

Instead of allowing your notes and supporting material to disappear into a folder, you could create a notebook called:

Add the materials you are permitted to use.

Then begin asking questions.

For example:

Sources might include:

Then ask:

You could also create separate notebooks for areas such as:

The purpose is not to upload everything you have ever received.

A better notebook usually starts with a clear purpose.

Ask yourself:

NotebookLM also includes tools that can transform source material into alternative learning formats.

Depending on your account and available features, NotebookLM can generate audio-based discussions and other study-oriented outputs from notebook sources.

That can be helpful for an agent who prefers to listen while driving between appointments, exercising or preparing for the day.

Instead of finding another podcast, you can potentially listen to a discussion built around material you specifically wanted to learn.

Feature availability and usage limits can vary by Workspace license.

Be Intentional About What You Upload

An AI notebook should not become a dumping ground for confidential information.

Before adding a document, consider whether you are authorized to use it and whether it contains information that should not be uploaded or shared.

Avoid unnecessarily adding sensitive client, financial, contractual or personally identifiable information.

Use NotebookLM primarily with training, educational and business resources that are appropriate for the purpose.

NotebookLM introduces an important idea:

AI becomes more useful when you give it the right context.

Later, you might create an AI assistant that understands your preferred communication style, your business goals, your processes and the tools you use every day.

Eventually, more advanced AI systems can go even further by connecting knowledge with actions and workflows.

Give the AI clear information.

Give it a defined purpose.

Teach it how you want it to help.

Open NotebookLM using your AARE Google Workspace account and create one notebook around something you genuinely want to learn or improve.

Add a small number of relevant sources.

Then ask:

“Based only on the sources in this notebook, what are the five most important things I should understand?”

Next:

“Quiz me on those five things one question at a time.”

Then:

“Based on my answers, tell me which area I should review again.”
