In September, homes in the Austin-Round Rock-San Marcos metro spent a median of approximately 80 days on the market. The median list price was about $446,450, down 9.8% from a year earlier, and 27.3% of listings had received a price reduction.

Those numbers point to a market in which buyers can afford to be deliberate.

For sellers, success requires a strategy designed for that reality rather than one borrowed from the rapid-sales environment of several years ago.

A Patient Buyer Has More Time to Compare

When homes routinely attract immediate offers, buyers can feel pressure to make fast decisions.

A longer marketing cycle changes that psychology.

Buyers may visit more homes, revisit their favorites and monitor price changes before writing an offer.

They may also spend more time investigating property condition, neighborhood differences, taxes, homeowners association costs and future expenses.

The property needs a reason to rise to the top of the buyer’s shortlist.

The First Impression Still Matters

An 80-day market does not mean sellers should assume they have 80 days to make a good impression.

The most valuable period of a listing can still be the beginning, when agents and active buyers first encounter the property.

If the home enters the market noticeably above competing properties, early prospects may decide to watch rather than act.

When the seller later adjusts, those buyers may have purchased another property or may interpret the reduction as evidence that further negotiation is possible.

A disciplined launch remains important even when the average marketing period is longer.

Austin Sellers Need to Know Their Competitive Set

Austin’s median list price declined substantially from a year earlier, but metro-wide statistics should not be used to price individual homes mechanically.

Austin contains many different submarkets.

Location, school district, age, lot, condition, commute patterns, neighborhood amenities and property type can cause demand to vary significantly.

A seller should focus on the most relevant comparable properties and pay particular attention to current active and pending listings.

Ask which competing properties went under contract.

Ask which have been sitting.

Ask which reduced their prices.

Those patterns provide more actionable information than a single citywide percentage.

Expect More Detailed Negotiations

Patient buyers may ask for more than a lower price.

They may negotiate repairs, closing costs, financing assistance, closing dates or other terms.

That does not mean sellers must agree to every request.

It means sellers should decide their priorities before an offer arrives.

Is the primary objective the highest possible price?

A specific closing date?

Certainty?

Minimal repairs?

The ability to remain in the property temporarily after closing?

Understanding priorities makes it easier to evaluate trade-offs rather than reacting emotionally to each individual term.

Inspection Preparation Can Protect the Deal

In a slower market, buyers may feel less pressure to overlook maintenance issues.

That makes pre-listing preparation especially useful.

Sellers should consider addressing known defects that are inexpensive to correct but likely to create concern.

Examples may include leaking fixtures, damaged screens, loose hardware, obvious electrical or plumbing defects, neglected landscaping or other maintenance items.

A formal pre-listing inspection is a separate decision and may create disclosure considerations. Sellers should discuss the advantages and obligations with appropriate local professionals before ordering one.

The broader principle is simple: reducing avoidable surprises can help reduce friction later.

Carrying Costs Belong in the Pricing Conversation

A home that takes longer to sell costs money to hold.

Mortgage payments, property taxes, insurance, utilities, homeowners association dues, landscaping, pool service and routine maintenance can continue throughout the listing period.

This is particularly relevant when deciding whether to accept a reasonable offer or hold out for a higher number.

Sellers should compare the potential additional proceeds against the cost and uncertainty of remaining on the market.

Sometimes waiting is justified.

Sometimes the net financial difference is smaller than it appears.

Use Feedback, but Look for Patterns

Not every showing comment deserves a strategic change.

Buyers have different tastes.

One may dislike a floor plan that another buyer loves.

The useful information appears when feedback repeats.

If several buyers say the home feels overpriced, that matters.

If they consistently object to the same maintenance issue, that matters.

If activity drops sharply after the first few weeks, that matters.

A seller and agent should use patterns to make decisions, not isolated opinions.

A Longer Market Still Produces Successful Sales

Eighty days on market does not mean a property cannot sell.

It means sellers should approach the transaction with realistic expectations about timing and negotiation.

Well-positioned homes can still attract motivated buyers. The difference is that sellers may need to demonstrate value more clearly and exercise greater patience than in an unusually fast market.
